11. What kind of agreement will I sign with you if you represent me?
12. How long will the agreement be in effect?
13. How can I cancel the agreement if I am unhappy?
If interviewing a team inquire about which person will be the designated contact and ask about their experience as well. And, most importantly for an individual or a team ask for the phone numbers of three recent buyers for a reference.
I also spoke to Uniqca Powell, the marketing coordinator for the Uniqca V. Powell Homeselling Team at Exit Premier Realty in Largo, MD (www.uniqcahomes.com) to get a second opinion on your question. She adamantly believes that the team concept helps buyers (and sellers). "It's like having three of me," she said. "There are two buyer's agents on my team and they can focus exclusively on the buyer's specialized needs instead of having to do their own marketing, administration, accounting or listings. Also, different agents on the team different focus on different neighbors and have real expertise in a various geographic regions and neighborhoods," she added. "And in the event that an agent goes on vacation or needs a day off, another agent can step in and show them houses or attend the inspection. It is a great benefit for buyer," she concluded.
In the end, the decision is yours. No matter which option you choose, a team or an individual, make sure you ask for and call their references, and choose the agent or team that you think is the best fit. Good luck!
